OSL defaults
Property-management organizations can configure default values for specific Ontario Standard Lease (OSL) sections. These defaults are automatically applied when generating a new lease and can be overridden per-lease.
Accessing OSL defaults
Go to Settings → Lease Defaults. This tab is available to property-management organizations on any plan — it isn't gated by subscription tier. Individual-landlord accounts (not organized as a property manager) don't have this settings tab.
Configurable sections
Section 5(c) — Rent payable to
Set a default payee name for OSL Section 5(c) ("Rent is payable to") — e.g. your organization's name for fully-managed leases. Leave it blank to have it derived automatically per lease: your organization for managed tenancies, or the property owner for leasing-only engagements and individual-landlord accounts (see Owner contact on the document).
The default follows the same organization → city → property cascade as the other sections here, and is always overridable on the individual lease when generating or editing its OSL fields — entering a value there wins over every default.
Section 5.d — Payment instructions
Set the default text describing how tenants should pay rent (e.g., e-transfer instructions, bank details, cheque payable to).
This text appears in Section 5.d of the OSL and is populated automatically when generating a new lease. It can be edited per-lease from the OSL Fields modal.
Section 6 — Utility arrangement and additional services
Configure default text for:
- Utility arrangement — Describe how utilities are handled (included, separately metered, shared)
- Additional services — Any additional services included in the tenancy (e.g., laundry, parking access, storage)
Section 9 — Key deposit clause
Set a default key deposit amount (and FOB price, if applicable). There's no separate enable/disable toggle — leaving the amount blank is how you skip the clause. When set, the amount appears in Section 9 of the OSL.
DoorLoop imports don't use these defaults
OSL defaults are applied when generating a lease document through the New Lease wizard. DoorLoop-imported leases don't go through that flow — their OSL is write-locked on import (lease document changes aren't available for DoorLoop-managed leases), so these defaults never apply to them.
Per-lease overrides
OSL defaults are starting points, not locked values. To override defaults on a specific lease:
- Go to the lease detail page
- Click OSL Fields
- Edit the relevant sections
- Save and regenerate the OSL
Changes to per-lease OSL fields do not affect the organization-wide defaults.
Lease Defaults is available to property-management organizations on any plan. Individual-landlord accounts don't have this settings tab and enter OSL values manually for each lease.
