What is OntarioLandlord?
OntarioLandlord is a tenant and lease management platform designed specifically for Ontario landlords. It helps you stay compliant with the Residential Tenancies Act (RTA) and the Landlord and Tenant Board (LTB).
Is OntarioLandlord a property management company?
No. OntarioLandlord is software that helps you manage your own properties. We don't collect rent on your behalf or handle tenant communications.
Do you provide legal advice?
No. OntarioLandlord is not a law firm and does not provide legal advice. We help you organize documentation and generate compliant notices, but we recommend consulting a paralegal for complex legal situations.

All plans include all features. There's no feature gating.
Is there a free trial?
Yes! All new accounts get a 14-day free trial with full access to all features. No credit card required to start.
What happens after my trial ends?
If you don't subscribe, your account enters read-only mode:
- You can view all your data
- You can export your data
- You cannot create or edit records
- You cannot generate notices or evidence
Can I cancel anytime?
Yes. Cancel from the Settings page. Your data remains accessible in read-only mode.

What banks are supported for integration?
We use Plaid, which supports thousands of Canadian banks including all major banks (TD, RBC, Scotiabank, BMO, CIBC) and many credit unions. See full list
Can OntarioLandlord collect rent for me?
No. We track rent payments, we don't process them. You continue using your existing rent collection method (e-transfer, cheques, etc.).
What is an evidence bundle?
An evidence bundle is a professionally formatted PDF package that complies with LTB Practice Directions. It includes:
- Cover page with parties and property info
- Table of contents with hyperlinks
- Rent ledger (for arrears cases)
- Notice copies
- Supporting documentation
What is OSL extraction?
When you upload an Ontario Standard Lease (OSL) PDF, our AI extracts key information:
- Tenant name and contact info
- Property address
- Rent amount and due date
- Lease start/end dates
- And more...
This saves you from manual data entry.
Security & Privacy
Is my data secure?
Yes. We use:
- Supabase (PostgreSQL) with Row Level Security
- All API routes have authentication and authorization
- Bank connections use Plaid (we never see your credentials)
- Data encrypted in transit (HTTPS) and at rest
Can I export my data?
Yes. You can export:
- Evidence bundles (PDF)
- T776 tax reports (PDF)
- Individual records
Do you sell my data?
No. We never sell your data. See our Privacy Policy.
LTB & Legal
What is the current rent increase guideline?
For 2025-2026, the guideline is 2.5%. This is the maximum you can increase rent without an Above Guideline Increase (AGI) application.
How long is an N4 notice?
An N4 requires a minimum of 14 days notice. The termination date must be the last day of a rental period.
Does using OntarioLandlord guarantee I'll win at the LTB?
No. OntarioLandlord helps you prepare compliant documentation, but LTB outcomes depend on many factors. We recommend consulting a paralegal for hearings.
Can I use the generated notices in court?
Yes. The notices are formatted to match official LTB forms and can be used in proceedings. Keep records of how and when you served them.

What browsers are supported?
OntarioLandlord works best on modern browsers:

Is there a mobile app?
Not yet. The web app is mobile-responsive and works on phones and tablets. A native mobile app is on our roadmap.
Can multiple users access one account?
Multi-user access is coming soon for Pro and Enterprise plans. Currently, accounts support one user.
