Generating Your First Notice
This tutorial walks you through generating your first LTB notice using OntarioLandlord.
Prerequisites
- A property with an active lease
- Understanding of which notice type you need
- Review Notice Overview first
Time Required
5-10 minutes
Example: N4 Non-Payment Notice
We'll generate an N4 notice for a tenant who hasn't paid rent.
Step 1: Verify Arrears
Before generating an N4, confirm arrears exist:
- Go to Leases
- Select the lease with arrears
- Click View Rent Ledger
- Verify the arrears amount
Example:
- January rent due: $2,000
- Paid: $0
- Arrears: $2,000
Step 2: Navigate to Notices
- Go to Notices in the sidebar
- Click Generate Notice
Step 3: Select Lease
- Choose the lease from the dropdown
- System shows current lease info
Step 4: Choose Notice Type
- Click N4 - Non-Payment of Rent
- Notice requirements display
Step 5: Review Pre-Filled Information
The system auto-fills:

Review for accuracy.
Step 6: Set Termination Date
The system calculates:
- Today's date: January 15, 2026
- Minimum notice: 14 days
- Earliest termination: January 29, 2026
- Must be period end: January 31, 2026
You can accept the suggested date or choose a later one.
Step 7: Review Validation
The LTB Rules Engine validates:
✓ Arrears exist: $2,000 > $0
✓ 14-day notice: Jan 31 - Jan 15 = 16 days
✓ Termination date: End of rental period
→ VALID
All checks must pass.
Step 8: Generate PDF
- Click Generate PDF
- Notice is created and saved
- PDF downloads automatically
Understanding Your N4
Your generated N4 includes:
- Part 1: Landlord and tenant information
- Part 2: Rental unit address
- Part 3: Arrears breakdown
- Part 4: Termination date
- Part 5: Signature area (sign before serving)
After Generating
Step 1: Print the Notice
Print at least 2 copies:
- One to serve to tenant
- One for your records
Step 2: Sign the Notice
Sign and date the notice before serving.
Step 3: Serve the Notice
Proper service methods:

Step 4: Record Service Date
- Go to the notice in OntarioLandlord
- Click Mark as Served
- Enter service date and method
Example: N1 Rent Increase Notice
Step 1: Check Eligibility
System verifies:
- 12 months since last increase ✓
- 90 days until effective date ✓
- Increase within guideline ✓
Step 2: Enter New Rent
- Current rent: $2,000
- Proposed rent: $2,050
- Increase: 2.5% (within guideline)
Step 3: Set Effective Date
- Today: January 15, 2026
- 90 days later: April 15, 2026
- First of period: May 1, 2026
Step 4: Generate and Serve
Same process as N4.
Tips for All Notices
- Verify data first - Check arrears, dates, amounts
- Use accurate information - Must match records
- Serve properly - Follow correct service rules
- Keep records - Save proof of service
- Track in app - Mark notices as served
Troubleshooting
"Cannot Generate Notice"
- Check validation errors
- Review requirements
- Ensure lease is active
"Arrears Amount Wrong"
- Verify rent ledger
- Record any missing payments
- Check rent amount in lease
"Date Invalid"
- Must meet notice period
- Must fall on period end
- Cannot be in the past
