Arrears evidence bundle
The Arrears Evidence Bundle compiles all financial documentation needed for an L1 application (non-payment of rent).
When you need this
Generate an Arrears Evidence Bundle when:
- You've served an N4 and tenant hasn't paid
- You've filed an L1 application
- You have an upcoming LTB hearing
- Mediation is scheduled
What's included
Cover page
- Case parties (landlord and tenant names)
- Property address
- File number (if assigned)
- Hearing date (if known)
Summary of arrears
- Current total arrears
- Breakdown by rental period
- Last payment received date
- Time in arrears
Complete rent ledger
Full financial history showing:

Creating the bundle
Step 1: Navigate to evidence
- Click Evidence in the sidebar
- Click Create Evidence Bundle
Step 2: Select type
Choose Arrears Evidence Bundle
Step 3: Select lease
Choose the lease with arrears from the dropdown.
Step 4: Set date range
- Start Date: Usually lease start or last zero balance
- End Date: Current date or hearing date
Step 5: Select N4 notice
Choose which N4 to include (if multiple served).
Step 6: Add notes (optional)
Add any additional context or notes you want included.
Step 7: Generate
Click Generate PDF
Reviewing the bundle
Before using, check:
- Tenant name spelled correctly
- Property address is accurate
- Rent amounts are correct
- All payments are recorded
- Arrears total is accurate
- N4 dates are correct
Tips for strong arrears evidence
Be complete
- Include all transactions
- Don't skip partial payments
- Show full history
Be accurate
- Double-check all amounts
- Verify payment dates
- Confirm arrears calculations
Be current
- Generate close to hearing date
- Update if payments received
- Note any changes since N4
At the hearing
Presenting arrears evidence
- Provide copies to adjudicator and tenant
- Refer to the summary page
- Walk through the rent ledger if asked
- Reference specific exhibits by number

Tenant disputes
If the tenant disputes amounts:
- Refer to specific ledger entries
- Show payment records with references
- Explain how arrears were calculated
Updating before hearing
If the tenant makes partial payments after generating:
- Record the payment in OntarioLandlord
- Generate a new evidence bundle
- Note the updated arrears amount
- Bring both versions if needed
