OntarioLandlord provides financial reports to help you understand your rental property performance.

Available Reports

Income Statement

Shows:

  • Total rental income
  • All expenses by category
  • Net operating income (NOI)

Cash Flow Report

Shows:

  • Money in (rent payments)
  • Money out (expenses)
  • Net cash flow by month

Property Performance

Shows per property:

  • Income
  • Expenses
  • NOI
  • Yield (if purchase price entered)

Expense Breakdown

Shows:

  • Expenses by category
  • Percentage of total
  • Comparison to prior periods

Generating Reports

Step 1: Navigate to Financials

  1. Click Financials in the sidebar
  2. Click Reports

Step 2: Select Report Type

Choose from:

  • Income Statement
  • Cash Flow
  • Property Performance
  • Expense Breakdown

Step 3: Set Parameters

  • Date Range - Month, quarter, year, custom
  • Properties - All or specific
  • Comparison - Current vs prior period (optional)

Step 4: Generate

Click Generate Report

Income Section

Key Metrics to Track

Net Operating Income (NOI)

Most important metric:

  • Income minus expenses
  • Excludes mortgage payments
  • Measures property performance

Cap Rate

Capitalization Rate:

  • NOI / Property Value
  • Industry standard metric
  • Compare to market rates

Cash-on-Cash Return

  • Annual cash flow / Total cash invested
  • Measures return on your investment
  • Includes mortgage impact

Tips

  1. Review regularly - Monthly at minimum
