Rent Roll

The Rent Roll report provides a snapshot of your current tenants and lease terms.

Fields per entry:

  • Property address and unit number
  • Tenant name and email
  • Lease status (active, pending, expired)
  • Lease start date
  • Monthly rent amount
  • Current arrears
  • Last payment date

Summary totals:

  • Total units (occupied and vacant)
  • Total monthly rent across portfolio
  • Total arrears outstanding

Use the Rent Roll for a quick overview of your portfolio or when preparing for bank financing.


Arrears Aging

The Arrears Aging report categorizes outstanding balances by how long they've been overdue.

Columns:

  • Tenant name
  • Unit and property
  • Monthly rent
  • Current (due this month)
  • 30-day overdue
  • 60-day overdue
  • 90+ day overdue
  • Total owed

Only tenants with outstanding balances appear. Filter by property to focus on specific buildings.

Use the Arrears Aging report to prioritize collections and identify chronic late payers.


Income Statement

The Income Statement provides a P&L-style summary of your rental income and operating expenses.

Sections:

  • Revenue — Monthly rent collected across all properties
  • Expenses — Operating expenses broken down by category (maintenance, insurance, utilities, etc.)
  • Net income — Revenue minus expenses

Select a year to view the annual summary with monthly breakdowns. Useful for tax preparation alongside the T776 report.


Property Performance

The Property Performance report shows revenue, expenses, and Net Operating Income (NOI) for each property individually.

Metrics per property:

  • Total rent collected
  • Operating expenses
  • Net Operating Income (NOI)
  • Occupancy rate

Select a year to compare properties side by side. Use this report to identify underperforming properties in your portfolio.


LTB Compliance

The LTB Compliance report tracks the regulatory status of all your leases.

Shows:

  • Lease compliance flags (missing OSL, expired documents)
  • Notices served and their current status
  • Required next actions per lease
  • Eviction tracking status

Use this report before LTB hearings or during portfolio reviews to ensure all documentation is in order.


Maintenance Summary

The Maintenance Summary report provides an overview of work orders across your portfolio.

Metrics:

  • Work order counts (open, in progress, completed)
  • Average response time
  • Total maintenance costs
  • Breakdown by property

Use this report to track maintenance efficiency and justify maintenance expenses during tax filing.
